Old Finishes in Good Condition
Remove grease, dirt, and wax.* Sand lightly in the direction of the grain to remove any gloss. Do not use steel wool. Vacuum all sanding dust. Wipe clean using a tack cloth or microfiber cloth. If the old finish contains wax or stearates, regardless of condition, remove it completely. Clean dust with a tack cloth or microfiber cloth.

Old Lacquer or Shellac
Test for compatibility in an inconspicuous area. If the results are acceptable, prepare as directed under “Old Finishes in Good Condition”.

Old Finishes in Poor Condition, Lacquer or Shellac
Remove completely.* Do not use steel wool. Sand and vacuum all sanding dust. Wipe clean using a tack cloth or microfiber cloth. If wood is to be stained, use ZAR® Oil-Based Interior Wood Stain or ZAR® ULTRA Max Wood Stain. Allow stain to dry for a minimum of 3 hours prior to applying ZAR® ULTRA Max Wipe-On Polyurethane Finish. For water-based wood stains or oil-based wood stains other than ZAR®, follow the manufacturer’s drying directions.

Note: to ensure satisfactory results, always prepare a sample or test the product on an inconspicuous area to determine compatibility prior to completing the entire job. Not recommended over waxed or oiled floors. Test for wax by sprinkling a few drops of water on the surface, wait 10 minutes, if the surface turns white, it indicates the presence of wax that must be completely removed. Badly worn floors may require a complete refinishing.


Apply when temperatures are above 50°F and the relative humidity is below 60%. Stirring is not required for the Gloss finish. For the Satin finish, gently rock the container back and forth to mix it thoroughly. Do not shake. Do not apply with a roller. Apply straight from the bottle. Squeeze a liberal amount of ZAR® ULTRA Max Wipe-On Polyurethane onto a clean, lint-free cloth (an old tee shirt works well) or directly on the wood surface. Wipe the finish in the direction of the wood grain and smooth with a cloth between coats as needed. Apply 2 coats. For greater protection and durability, apply additional coats.

Maintenance: Areas with harsh exposure to sun, weather or foot traffic will show wear more quickly than other surfaces. If this occurs, clean the affected areas and recoat as necessary.


Dispose of contaminated absorbent, container and unused contents in accordance with local, state and federal regulations.
